Buildable Lot for Sale at 2 Chebacco Road

The Town of Ipswich is once again seeking proposals for the purchase of Town-owned property at 2 Chebacco Road, a 2.5 acre parcel of pasture land with over 400 feet of frontage on Chebacco Road, located at the intersection of Chebacco and Candlewood Roads.


The property has access to Town water, and soil testing has identified suitable locations for a septic system on-site. The lot is located in a single-family residential zoning district and exceeds minimum lot area requirements. An area of wetlands on two adjoining parcels to the north and west of the property extends slightly into the southeastern portion of 2 Chebacco Road. There is enough upland area on the lot, however, to allow the construction of a substantially sized house, an access drive, and accessory buildings without coming under the jurisdiction of the Conservation Commission.


The landscape of the surrounding neighborhood is characterized by open meadows and farmland. Abutting properties are primarily large single-family lots, and a 126-acre conservation/recreation property with publicly accessible walking and equestrian trails.

More information about the 2 Chebacco Road property, and the process for its acquisition, is provided in the Invitation for Bid (IFB). The IFB may be obtained by sending an email to Purchasing Director Frank Antonucci at franka@ipswich-ma.gov, or from the Purchasing Office on the 2nd floor of Town Hall, 25 Green Street. The deadline for submitting a bid is January 4, 2018.
