Incomplete inspections and/or open permits can cause problems for Real Estate sales, mortgages, etc. Work done without permits can too, and can cause insurance cancelations or claims can be denied. Permits also have a finite validity, typically 180 days unless work has been on going. The Station Night Club fire which killed 100 people brought about many changes to building codes, fire codes, and the enforcement powers of both fire services and building departments. Most of these changes are geared towards commercial buildings and multi-family buildings, but can also be applied to single family homes. Building departments are charged with ensuring public safety, and have many tools at their disposal to do so. Landlords, club owners, restaurateurs, mall managers, etc all have a legal duty to follow safety rules to protect the public. Building and fire officials use permits, inspections, and Occupancy permits to help ensure that structures are safe.
